Black Point Beach in the Chilmark area of Martha’s Vineyard is one of the shores equipped with a private access system. The wooden fence gates that lead to the beach can be opened only with keys owned by those with access rights.
Key holders not only enjoy access to the private beach. They can also use the beach’s parking lot and stay largely away from the crowds that gather on the island’s public beaches during summer.

According to information reported by the Wall Street Journal, a key that grants access to Quansoo Beach in Chilmark sold for $475,000 last year. The fact that only a handful of keys go on sale each year and that demand is high drives prices up rapidly.
Its Value Is Not Just About the Beach
The sole reason these keys command high prices is not simply the ability to enter a private beach. Compared to public shores, these quieter beaches offer visitors a sea experience away from crowds.
The limited parking capacity at some private beaches makes the right of access even more valuable. In particular, during the summer months when visitor numbers to the island rise, access to private beaches is seen as a significant privilege.
In some cases, the right to access a beach can be directly tied to real estate. Consequently, a private beach right can significantly affect the overall value of the property.
